Property Inspections Built for the Texas Hill Country

We Want You to Buy a Healthy Home

Why Hill Country Buyers Trust Texas Made for Property Inspections

Ten Years In, Three Licenses Strong

Buying in Central Texas comes with its own unique obstacles. Expansive clay and limestone soils move foundations, long summers bake roofs and attics, and plenty of lake and ranch properties rely on private septic systems instead of city sewer. Texas Made Home Inspections LLC performs property inspections with all of that in mind, so you walk into closing knowing what you’re buying instead of hoping for the best.

What really separates us is range. With more than a decade in the field and separate state licenses for real estate inspections, wood destroying insect reports, and mold assessment, we can handle several parts of your due diligence in a single visit. That means fewer appointments to coordinate, fewer people walking through the property, and one team that sees how every finding connects.

Our inspector will talk you through what he’s seeing while he’s on site, answer questions as they come up, and put it all in writing so nothing slips through the cracks between inspection day and your option period deadline. Whether you need property inspections for a lake house in Horseshoe Bay, a family home in Burnet, or a storefront in Marble Falls, you get the same careful process every time.

Schedule one of our property inspections and get a complete, honest look at the building before you sign.

Property Inspections We Offer

Licensed Across Multiple Specialties

Residential Inspections

Our residential property inspections evaluate the foundation, roof, HVAC, plumbing, electrical, and more. Your home inspection report gives you the facts you need to negotiate repairs, plan upgrades, and budget with confidence.

Commercial Inspections

Our inspector handles property inspections for offices, retail spaces, and other commercial buildings so investors and business owners understand the building's condition, the systems that need attention, and the costs that may be coming.

Sewer Scope Inspections

We send a camera through the main sewer line, entering through accessible cleanouts, to check for roots, cracks, sags, and blockages. It never hurts to check your sewer line, and this is the only practical way to see what's happening underground.

Septic Inspections

A large share of Hill Country homes sit outside city sewer service. We evaluate the septic system for roots inside the tank and damage to the tank underground so you know whether it's working properly before it becomes your responsibility.

WDI Inspections

Termites thrive in the Texas heat. As a TDA licensed pest control professional, we check for evidence of wood destroying insects and provide the report lenders frequently request during a purchase. We also note condusive areas to get ahead of preventative matters.

Mold Assessments

Backed by a Texas Mold Assessment Technician license, we look into moisture problems and suspect areas, collect samples when conditions call for it, and help you understand what the results mean for the home and your health.

Foundation Elevation Surveys

Expansive clay and limestone soils keep Hill Country foundations moving. We use a Zip Level to take precise elevation readings across the slab, then map the high and low points so you can see how much the foundation has shifted.

Pool & Spa Inspections

A backyard pool is a big part of the value, and the bill when something goes wrong. We check the pool or spa surface, pumps, filters, heaters, visible plumbing, electrical bonding and safety barriers. That way you know what you’re taking on before the first swim.

Boat Dock & Lift Inspections

We look at the dock structure, decking, framing, visible electrical and the boat lift so you can spot wear, damage or safety problems before closing. If you’re buying lakefront, don’t skip this one.

Sprinkler System Inspections

Texas summers are hard on irrigation systems, and leaks underground can add up fast on a water bill. We run each zone and check the controller, sprinkler heads, coverage and visible components for damage or poor performance.

Well Inspections

Many rural and ranch properties in the Hill Country run on private wells instead of city water. We evaluate the well equipment, pressure tank and visible components and check how the system performs, with water sampling available when you want to know what’s coming out of the tap.

Included in Every Inspection

Thermal imaging scan of walls and ceilings included on every inspection!
